7 homes in Dufferin Grove sold for an average sale price of $683K in October. That is half as many sales on the month of September. Average days on the market was 14 (Dufferin Grove homes are still selling at better than a 1/3 faster than the rest of our city). In general the homes that sold this month were relatively smaller in size (no mansions and very few century homes). No sales over one million dollars.
The Dufferin Grove neighbourhood is a micro example of the remainder of the city as there is not a lot of selection for the massive demand for homes. I expect November to be even quieter on the new listings and sales front. The market will begin to pick up in the “real estate spring market” (which actually comes well before our season of spring), we will season a trickling of homes in the 3rd week of January 2014 through and we will gain more momentum in February.
