Sometimes there are deals that have a whole lot of moving parts. I had been working on a very complex deal for the better part of 4 months. It started with 5 properties with 6 structures. Then down to 3 properties, then to the primary property of interest. Then back up to the 3 properties. Confused? This is just the tip of the iceberg.

Added to the complexity and continually moving target is that the sellers are emotionally bound to the property. I cannot blame them. This primary property has been a labour of love for 10 years. A creative hub for the neighbourhood.

There are some deals that have so many moving parts that it is very hard to predict if you even have a chance at getting the deal for your client. Once you think you understand the scenario and the parts that you see are moving, well surprise, there are more complexities added to the mix. You just need to step back to gage what it is you are seeing and how to see a way through it all.

There is no doubt that I love a creative task. An opportunity to “reshuffle the deck” to find value or to find a creative solution to something that seems impossible to most or just to daunting for another. I love the problem solving aspects of my business. But there are times when you can only do so much. You lay your cards on the table and say “this is what we’ve got”, in time it will be revealed just whether you have a shot or not. Even if the initial response is that it’s dead in the water, but the truth is you never know when you have a whole lot of moving parts. The same thing that made it complex, challenging and all of those additional parts are the same thing that could bring the opportunity back around in your favour. Time will reveal the true outcome.
