1. Remove Clutter

We recommend a good spring cleaning each year, but let’s face it, sometimes we allow unnecessary items to accumulate in our homes. So get ahead of the curve here, remove the items that create clutter. Not only will your home be more appealing to a buyer, but you will also save a great deal of hassle upon moving, and you won’t spend the money to move objects you really don’t utilize anymore.

2. Hire A Fantastic Realtor

Hire not just any Realtor, but a fantastic, knock-your-socks-off professional! A great realtor is worth their weight in gold. Yes, we are Real estate agents, so you may argue that we have a bias. We get that. But we also know what happens behind the scenes in this industry. We know who is capable, who isn’t, who is lazy, and simply has no clue how to run a business and communicate effectively with clients – a professional with a great strategy. We regularly need to go above and beyond to pick up the slack with other realtors to get a deal done. It’s unfortunate but true.

Okay, back to the main point here, hire a great realtor as they will tell you what you need to know, not just want you want to know whether you need a stager, a painter, a cleaner, a repair person, etc. A professional will quarterback the process and remove any necessary stress along the way.

3. Make Obvious Repairs

It’s rare to walk into a home and suggest to the seller that they renovate before listing their home for sale. It’s typically too much of a gamble on available cash, timing and whether the project goes smoothly and whether the purchaser will even like the style and quality. Skip the renovation. Do the glaring repairs, fix the appliances, fix the window, the door, the leaky faucet, etc. The simple items that any buyer would expect to be functioning when they take possession of their expensive home purchase.

4. Clean

A clean home shows better, period. There are no two ways about it. Have kids? Clean up their toys. Have a dog or cat? Get rid of the odour. Clean the windows – this is one task that absolutely pops. You would be surprised how much a difference this makes. Rooms are much brighter after the windows have been cleaned. It’s simply stunning, and we highly recommend this to all of our sellers!

Bonus Tip

Tell your friends and neighbours that your home is about to be listed on the market. Share the listing in your social media and spheres. The additional promotional work may go a long way to getting you more money in your pocket. You just never know if a friend of yours has always coveted your home. Or if a neighbour desperately wants their family member or friend to move in just down the street.
