You want buyers to fall in love with your space, immediately! You want them to imagine moving into your home on closing without any concerns. Selling the lifestyle is everything! Staging is integral! Understanding your buyer’s expectations and demographics is essential! You must know what buyers expect when walking into your home!

What do Home Buyers Look for in a Home?

Features that Sell a House:

It’s important to have a bright and white space (for the most part)! This way the buyer knows that no painting is necessary for the short term. Staging is also essential. You may love your home as is…however, it is unrealistic to expect all buyers to share your view. Having your home staged by an excellent stagers who understands the demographic is essential. You may not love what they do but, if done properly you won’t have to have the contents in your home for more than a few weeks…and the upside is that your home sold for:

  1. Sold for more money
  2. Sold in less time
  3. Stress levels were lessened

A point that a lot of homeowners (and realtors) overlook is that many buyers who are either moving from a condo rental, 1 bedroom condo or 2 bedroom condo to another condo or house. Most downtown Toronto renters or condo owners have been living in a condo that is newer – due to the fact that most condos were built in the last 10 years). Their expectations are that space is similar, white and bright! If you have ever been in a condo that was purchased pre-construction that you know full well that the “builder’s white” is standard (builder’s white is actually a primer paint!). So, expectations are set for these first-time owners that this is what their spaces of the future “should be”.

Also, considering those who either grew up in the Suburbs of Toronto or those who are moving from the burbs into Toronto. Their expectations hinge around newer in construction, layout and styling versus what Toronto has a ton of, Century Homes! Being able to address your home’s staging needs can really help put your buyer’s objections or concerns at ease…without them even being aware that they could have been put off had it been any other way!

Hiring the right realtor and trusting their staging advice is integral! You don’t know how much money you otherwise would have left off of the table, how much quicker you could have sold and how much less stressful it could have been!
