There are a number of benefits of selling your home in the Fall. The Fall real estate market is the second busiest market in Toronto. It can be a great time to take advantage of the increased excitement and buyer focus after the summer lull. There are not as many transactions and new listings as the Spring market, however, this two and a half month Fall window is a great time to sell if the Spring wasn’t your time to strike.
Here are the benefits to selling in Fall
Keep in mind that the market is so short that it is essential to launch early and with the correct strategy before putting your house on the market. Failing the right strategy and the property will sit. In no time November could arrive which would mean the house will have a very hard time selling as December approached (holiday parties are a huge distraction!). Strike while the iron is hot! Do not delay or hum and haw.
A benefit for selling in the Fall for many sellers is that they can sell and move into their next home before the holiday season. A time to unpack, unwind and connect with family. If there are kids in the picture it also gives them time to adjust before returning to school in January.
The Fall is the last chance to capitalize on the green lawn, leafy trees and longer days – your home shows so much better during this timeframe then say, the doldrums of February!
Market timing inevitably has issues. One simply doesn’t know what will happen in the future. There are some people that find it concerning to wait the following Spring market (as most sellers believe it is in April…when in fact it kicks off the third week of January).
