Annex Market Update March 2022

March 2022 was yet another month of few sales in The Annex, with very few options to purchase and thus few sales. There were a total of 16 transactions. Keep in mind that with so few trades, the values can be skewed with more lower-priced condos and houses versus higher-priced homes – our overall annual markers will provide a better sense of value increase, which you can reach out to us here to discuss.

Annex Homes Values

There were just 6 sales in the Annex in March 2022. The average home sold for $3,575,133, up from $2,948,385 in March 2021. The average list-to-sale price was 103%. There was a 50/50 chance of multiple offers on house Annex listings. The average home was on the market for 35 days – the longer days on the market demonstrate some Annex houses being overpriced this month.

Annex Condo Values

There were 10 condo sales—the average Annex condo sold for $1,672,377, up twofold from $898,071 in March 2021. The average list-to-sale price was 109%. There was a 50% chance of multiple offers on house Annex listings. The average home was on the market for 19 days.
